Does it cost anything to talk to Jordan?

No. Questions, payment estimates, pre-approvals, strategy conversations — all free, with no obligation. Jordan is compensated through the loan if and when you close one, like every loan officer.

Where is Jordan licensed?

Minnesota and Wisconsin (NMLS #2387628 — verifiable on NMLS Consumer Access). He works from Fairway’s Eden Prairie, MN branch and serves buyers across both states.

Do I have to be ready to buy to reach out?

How much down payment do I really need?

As little as 0% (VA, USDA), 3% (conventional first-time buyer), or 3.5% (FHA). Twenty percent avoids PMI but is not required — and down payment assistance can cover much of the cash for eligible buyers in both MN and WI.

What will my monthly payment be?

What are closing costs and who pays them?

Roughly 2–4% of the purchase price, covering lender fees, title, appraisal, and prepaid items. Buyers usually pay them, but seller credits can be negotiated, and assistance programs can help — it's part of the offer strategy conversation.

Can family help with my down payment?

Yes — gift funds are allowed on most programs, with a simple documentation trail (a gift letter and transfer records). Jordan walks you and your family through it.

Timing questions

How fast can I get pre-approved?

Often within a day or two of submitting your application and documents. If you’re about to make an offer, tell Jordan — urgent timelines get urgent treatment.

How long does closing take?

About 30 days from accepted offer is typical. Complicated files can take longer; clean files can move faster.

Should I wait for rates to come down?

Nobody can time rates — anyone who says otherwise is guessing. If a payment is affordable today and the home fits your life, waiting has costs too (rising prices, more competition later). Buy the home, date the rate: you can refinance if rates drop.

When should I lock my rate?

Once you have an accepted offer, locking protects your deal from market swings during closing. The exact timing is a judgment call Jordan makes with you, based on your timeline and the market that week.
